Chapter 375: The second day of entering Beijing

The house is a topic that is never to be talked about.

Throughout the ages, houses have always been a topic of concern for everyone.

The ancients also used to worry about the house and be crazy about the house? In fact, in ancient times, there were not only house slaves, but also snail dwellings.

How many poems did ancient poets such as Li Bai and Du Fu have to write to afford a house in Chang'an?

tang dynasty

Renter: Bai Juyi

Bai Juyi was twenty-nine years old in the Jinshi, thirty-two years old to join the work, the specific work is to the General Office of the Central Committee responsible for proofreading the red-headed documents (Zheng Jiupin "School Shulang"), the monthly salary is 16,000 yuan, about 8,000 yuan today, this salary is not low.

After another five years, Bai Juyi moved to Zuo Shiji, and his salary rose to 25,000 Wen.

At the beginning, he rented four thatched huts in Changleli, the eastern suburb of Chang'an, because it was far from where he worked, so he raised a horse as a means of transportation.

Later, he had more money and wanted to bring his mother and younger brother from his hometown in Anhui to the capital to enjoy the blessings, so Bai Juyi went to Weinan County, Shaanxi Province to buy a house, usually lived in the unit, and returned to his home in Weinan for a short stay on holidays and rest days.

This "later had plenty of money" was the money he had worked hard to save for more than ten years.

But that's not all......

In 806 AD, Bai Juyi was 35 years old, and the term of office of the school secretary had expired, so he quit the pavilion rented in Changle and went to Yongchongli on the east side of Jing'an Li with his colleague and friend Yuan Zhi to rent a house.

It is reported that Bai Juyi still rents a house for a living after getting married and having children.

The time of renting a house is 18 years from the time he starts working at the age of 32 and ends with the purchase of a house at the age of 50.

Bai Juyi has a poem:

"Divination"

Traveling in Kyoto in the twentieth spring, there is nowhere to settle down in poverty.

The envy snail still has a house, and it is better to hide the mouse.

And seek to stand on the ground, so as not to be like a drifting puppeteer.

But Dao Wulu's heart is sufficient, and he dares to resign from the narrowness and hustle and bustle.

He said that he had been renting a house for "twenty years". Speaking of which, it is still fashionable to live in white, similar to urban white-collar workers, who can't buy a house in the suburbs and rent a house in the city to work.

Lu Huaishen

Lu Huaishen, the prime minister of the Tang Dynasty, used a broken mat to block the wind and rain at home......

Lu Huaishen, the deputy prime minister of the Tang Dynasty, was staggering in terms of the simplicity of his residence.

Once he was on sick leave, colleagues Song Wangjing and Lu Congyuan went to his house to visit the patient, but saw that "the utensils and houses are all extremely frugal", and Lu Huaishen "lies on a single seat in the disadvantages, the door has no curtain foil, and every wind and rain comes, it is covered by a seat" ("Miscellaneous Records of the Ming Emperor")

The dignified vice premier of the Tang Dynasty was lying on a broken mat to recuperate, and there was not even a decent curtain on the door, so he relied on a broken mat to block the wind and rain, which shows the poor living conditions of his life.

Du Fu

Speaking of Du Fu, everyone will think of "The Song of the Thatched House Broken by the Autumn Wind", and feel that Du Fu is really living too hard......

In August and autumn, the wind roared, rolling up the triple thatch on my roof. Mao flies across the river and sprinkles the suburbs of the river, the high one hangs on the long forest tops, and the lower one floats to sink the pond pass. The children of Nancun bullied me for being old and powerless, and they could endure being thieves on the other side, and openly hugged the grass into the bamboo. His lips were dry and he couldn't breathe, and he came back and sighed to himself. The Russian wind sets the clouds and ink, and the autumn desert turns to darkness. The cloth has been cold like iron for many years, and Jiao'er is wicked and cracked. There is no dry place in the bedside room, and the rain feet are like hemp and have not been broken. Since the mourning and lack of sleep, why get wet for a long night? There are tens of millions of mansions in Ande, and the cold people in the world are happy, and the wind and rain are not moving! Alack! When I suddenly see this house in front of me, it is enough for me to freeze to death!

After the Anshi Rebellion, the Tang Dynasty was in turmoil, and Du Fu in his later years finally built a thatched house with the help of relatives and friends.

However, a biting autumn wind blew Du Fu's already unsturdy house even more dilapidated, and the thatch on the roof was blown everywhere.

And the children in the village also scrambled to take away the scattered straw, so angry that Du Fu sighed again and again, and could only sleep at night wrapped in a shabby quilt.

Han Yu

Han Yu: I bought a house after more than 30 years in office.

Han Yu, a great poet who is also the Tang Dynasty's "Eight Generations of Wenqi Decline", is more well-known than Bai Juyi, and his official position is much higher than Bai Juyi.

Han Yu is in Jing Zhaoyin, equivalent to the current mayor of Beijing, and also serves as the official minister, equivalent to the current deputy director of the Central Organization Department, which can be described as very prominent.

But even so, Han Yu only used his savings to buy a small house in his later years.

However, Han Yu was very complacent and wrote a poem:

When I first came to Beijing, I brought a book with me.

After 30 years of hard work, there is already this house.

This house is not gorgeous, and it is more than enough for me.

Such a clean official is really admirable!

Song dynasty

In the early Northern Song Dynasty, the price of an ordinary house in Bianjing was 1,300 yuan.

By the end of the Northern Song Dynasty, housing prices had skyrocketed to hundreds of thousands, which was converted into RMB with purchasing power, at least 50 million RMB.

If you want to buy a house in Kaifeng, the capital, an ordinary civil servant will not eat or drink for about 260 years.

260 years!! You can buy a house in Kaifeng, the capital

No wonder great poets like Su Dongpo and Ouyang Xiu have been renting houses for a living, and they have suffered you, great writers!

Snail dwellers: Su Zhe

Referring to the difficulty of renting a house and buying a house, Su Zhe was the most vocal person in the Song Dynasty, and he once laughed at himself in a poem:

"My hair is half white, and there are no rafters in the four seas."

"I don't have a house for a long time, and the sons think it's a word."

Who is Su Zhe? One of the famous Tang and Song Dynasty Eight Families, together with his father Su Xun and his brother Su Shi, he is called Sansu.

When these three Sus first arrived in the capital, a family of more than a dozen people was crowded in the office of Daddy Su Xun, the so-called office is equivalent to the house allocated by the unit, how big can it be?

Later, Su Zhe, Su Shi's wife and children also came to the capital, plus Ya Yimu, a family of dozens of people, and the office could not live in it, so Su Xun went to rent a house.

It wasn't until the third year of Yuanfu that Su Zhe returned to Xuchang, Henan Province to settle down, and finally made up his mind, took out the savings he had saved for most of his life, sold his calligraphy and paintings that he had collected for many years, and spent several years to buy "Bian's House", "East Neighbor Garden" and "South Garden Bamboo" one after another.

After buying a house, the decoration is also a huge project, and finally after the reconstruction and expansion, Su Zhe placed a large compound with more than 100 rooms, so that the family will no longer live a snail life.

In Su Zhe's own words, in order to buy a house, he "will run out of money", his wish has been satisfied, and his savings have been exhausted, "I have not had three houses in my life, and I have become a hundred steps at the beginning of this year."

It can be seen that it was not easy to buy a house in the Song Dynasty.

Yuan Dynasty

From the Yuan Dynasty onwards, an interesting house purchase policy also appeared:

Officials are not allowed to buy houses. (See Yuan inscription "The Great Yuan Shengzheng Dynasty Rules", volume 19, "Prohibiting Officials from Buying Houses")

Strictly speaking, it was not forbidden for all officials to buy houses, but for Mongol officials in the areas ruled by the former Southern Song Dynasty. Such as Jiangsu, Zhejiang, Fujian and other places to buy a house.

It is equivalent to saying that if you want to buy a house in Suzhou and Hangzhou during this period, you have to resign?

Ming dynasty

In the Ming Dynasty, a small house at that time required three or four thousand taels of silver. And the county magistrate of Qinghe County, from the seventh grade of the national civil servant, the annual salary is only three hundred and fifty taels.

That is to say, even if the county magistrate goes to buy a house, if it is not corrupt, it will take ten years without food or drink to save enough money for the house.

Xu Wei

In the Ming Dynasty, there was a down-and-out genius named Xu Wei.

Xu Wei is versatile, unique in poetry, drama, calligraphy and painting, and is known as the "Three Talents of the Ming Dynasty" with Xie Jin and Yang Shen, but Xu Wei is such a great talent, he can't afford to buy a house, and even renting a house is a problem.

Imagine, in the Ming Dynasty, when Cheng Zhu Lixue was prevalent, what kind of concept was the inverted door? What's more, it's a great talent like Xu Wei?

It is said that Hu Zongxian was overjoyed after reading it and gave Xu Wei 220 taels of silver for the manuscript.

Xu Wei took this huge manuscript fee and bought a second-hand villa in the southeast suburbs of Shaoxing City, and finally realized his dream of buying a house.

However, a tael of silver in the Ming Dynasty is almost about 800 yuan in modern times, Xu Wei's 220 taels are almost less than 180,000 yuan, and the second-hand villa in the suburbs of Shaoxing is only 180,000 yuan, which is indeed not expensive in the eyes of modern people.

Qing Dynasty

According to historical records, during the Qianlong period, the salary of civil servants in the Qing Dynasty, the annual salary of a seven-rank official was 90 taels, what is the concept of 90 taels?

According to records, at that time, the house near Xinjiekou was 85 taels, that is to say, a small seven-grade sesame Beijing official, saving money to planing living expenses, about 2 years of income is enough to buy a private house in the capital.

Qing Dynasty housing prices may be the lowest point in history, why do you say that?

Looking at it this way, 600 taels seems to be much more expensive than the villa of 200 taels in Xu Wei in the Ming Dynasty?

However, the depreciation of silver taels in the Qing Dynasty was serious, one tael of silver was equal to less than 200 yuan in modern times, and it fell to about 150 yuan in the Qianlong period, so a set of courtyard houses cost 90,000 yuan, isn't it very cheap?

republic

The cheapest period for housing prices was in the early Republic of China.

In the fourth year of the Republic of China (1915), there were eleven tiled houses in the courtyard of Wangfucang Hutong in Fuchengmen, which were sold for 150 yuan.

In the sixteenth year of the Republic of China, there were 18 tile houses in the courtyard of Xuanwumen West Street, and the price was 2,500 yuan.

In the 22nd year of the Republic of China, a ten-room courtyard house in Dongliushujing, Chongwen District, was 2,950 yuan in the ocean, which was converted into today's price, about 600 yuan per square meter, and a 100-square-meter house could be won for only 60,000 yuan.

In the late Republic of China, it will not work, you have to carry a big bag of money to buy some rice, you told me that you want to buy a house?

It seems that buying a house is a problem in ancient and modern times

There are no shortcuts, after all, the lottery winning rate is too low

It's better to study hard and make progress every day
