It stands to reason that all these have restricted the intact private rights of the villagers in the New Territories. If other land in Hong Kong were private property and could be freely bought and sold, then the property would be worthless, and the land would become reserved for the male descendants of the indigenous inhabitants of the New Territories.

The value of Ding Quan lies precisely in the fact that Hong Kong land is officially owned, and the houses purchased by Hong Kong residents and non-Hong Kong residents other than the male descendants of the original inhabitants of the New Territories essentially have to pay the land premium to the only landlord in Hong Kong, that is, the government. It can be seen that the British government of Hong Kong has created a potential gap in land use qualifications between the indigenous villagers of the New Territories and other Hong Kong citizens, and this potential difference is the source of the value of small houses.
