3.3.4 Lease Trust Financing

Lease trust financing refers to a financing method in which the trust company uses the trust funds to purchase and lease related equipment to collect rent. In the lease trust method, the rent, the commission for the purchase of the equipment, and the disposal income of the equipment at the end of the lease period together constitute the income of the trust. Among them, the rent needs to be paid by the lessee to the principal at the agreed interest rate every year, while the commission needs to be paid by the lessee to the trustee at the agreed interest rate.

For the entrusting enterprise, the entrusting party will lease the large-scale equipment it owns, which can not only promote the upgrading of related technologies and the development of the enterprise, but also improve the debt structure of the enterprise, which is a low-risk financing method.

【Case】Medical equipment financial leasing trust plan of foreign economic and trade trust company

Trust term: 3 years.

Minimum subscription amount: 50,000 yuan.

Use of funds: Purchase of large medical equipment from General Electric (China) Co., Ltd. by way of financing, and then lease it to hospitals with qualifications and corresponding needs.

Lease trust: Lease trust often involves three parties, namely the lessor, the lessee and the equipment supplier. In this case, the lessor, i.e., the client, was the Foreign Economic and Trade Trust, the lessee was the hospital that leased the corresponding medical equipment, and the equipment supplier, the consignor, was General Motors Corporation (GE) of the United States. Since the funds for the purchase of the relevant equipment are raised from the public through the trust plan of the foreign economic and trade trust, according to the contract, during the three-year lease period, the hospital that leases the equipment needs to pay rent regularly according to the agreement; At the end of the lease term, the hospital needs to repay the principal and rent of the equipment, and at the same time obtain ownership of the medical equipment.
